1.  What will the inspection
cover?

Your state would have a list of requirements for a property
to be deemed livable.  The inspector
should therefore have these things on the list of what to inspect on the property

the standard of the business as well as its code of ethics.  The inspector should be able to provide you with
a list of areas that he or she would inspect. 
If you see an area that the inspector has overlooked on the list, you
can then require the inspector to add it to the list.

2. How experienced is the inspector?

If you hire an inspector with a good track record, you would
have a better time trusting them and the report more importantly.  You can ask for references to check if the inspector
is telling the truth regarding their experience.  This does not necessarily mean though that
you should avoid new inspectors as everyone would have to start somewhere.  New inspectors would command lower rates and
if they are working or are being taught by good inspectors, you can take a
chance on them.

3. Do you offer to do repairs based on the inspection?

If the inspector also offers this service, then you can contract
them if you opt to buy the property inspected. 
By having a combo deal, you would have a better chance of getting
discounts for both services.

4. How long will the process of inspection take?

It could take between hours to days depending on the size of
the property.  As a rule of thumb though,
it would take one inspector to thoroughly inspect a typical single-family home
in two to three hours.  If the inspector claim
to need more than this, then they better supply you with a very detailed
report.
