Or you can create another great room with sofas and chairs instead. To gain a true theatre like experience and allow everyone their own space, the individual chairs are typically the best way to go. It isn’t often I come across a client wanting a traditional theatrical drapery covering the screen, but depending on the size of the screen and the drama desired it can be a really elegant effect. How to avoid auto repair and service scams

There’s a reason why auto service stations have one of the largest numbers of complaints with state attorney generals in every state. Some uphold good business practices and ethics, but most, unfortunately are all about profit and don’t care if they have to lie and cheat to get it.

Just ask the dealer the question of routine maintenance and what is recommended at each service. If you open your owners manual it will tell you what is recommended for normal driving habits and some may give you recommendations for harsh conditions. Regardless of your climate and weather most service advisors will tell you that the area of your country qualifies for harsh and extreme weather – they are trained to do this as it requires more services and makes them more money. Its not whether your car needs it – most people will qualify as normal conditions and require a lot less servicing per the National Highway Traffic Safety Association and AAA. The manufacturer made those owners manuals after millions of dollars were spent on design, research, and testing – I think I would listen to the manual.

Room by room makeovers part 1

Getting ready and going through remodeling. How to plan and research for your design projects and how to hire and work with a contractor to get it all done.

Create a wish file! Go through design magazines, catalogues, online and more, pull out pictures (don’t save the magazines). Keep in an accordion file or a notebook by room or by idea if only one room.

Research Contractors! Get at least 2-3 contractors for each type of work. Check them out with the Better Business Bureau, get both written and telephone references on each. Many will have fellow contractors they recommend; this can shorten your search for qualified installers significantly.

Get Quotes! Schedule time to have several contractors out at once to quote the various phases of the job. For example, just today, I had a dozen contractors out between 9-noon to quote at least 6 different phases of work I plan to have done. This method saved me time and still made it possible during the day. While I don’t generally have two from the same field in at the same time, it can happen. I find that it usually makes them more negotiable, knowing there is active competition.

Establish Your Investment! Once you have all the quotes in, you can decide what you are comfortable moving forward with now, in 3 months, in 6 months, and next year. Saying you can’t afford something before you know actual expense is a futile and ridiculous statement! Don’t second guess, get the facts and make an informed decision. Be sure to consider the big picture and long haul, and don’t cut corners in the short term that will come back and bite you in the long haul.

Schedule! Knowing the contractors’ lead times and materials delivery times will help you to schedule the work in the proper order (you can hire a general contractor to do this, or go for it yourself.) If in doubt, ask the contractor whether he/she wants to go before or after another contractor (flooring before or after paint, that is the question!?). Create a calendar with start dates and deadlines. Be sure any agreements signed include a clause for penalty to the contractor for delays and missed completion dates.

Follow Up! Go through and do a punch list for every contractor completed before paying the balance in full. It is infinitely more difficult to have them come back out once paid in full! Get smart and keep at least 10% of the job until you are satisfied.

Celebrate! Plan a remodeling party! Celebrate even small successes, a new floor, an incredible paint color, added crown moulding, new light fixtures. It all makes for a more beautiful life!General Contracting When Remodeling If I hired a G.C. it would be an average of 20% on top of my project cost, so needless to say, I have decided to run it myself. Having acted as General Contractor without the benefit of the fee for several clients, I have a clear idea of what it takes. My contractors are all well aware of the deadlines, that other teams are dependent on their completion and that they will lose monies if completion is not timely.

Scheduling is the key! I always check with each contractor to ensure that he/she is fitting in at the right timing. For example, in this project my painter wants to get in before my carpet installer and do touch ups afterward. The carpet man prefers this, so that is how it will work. The siding specialist has asked that the stone veneer get installed before he tackles the rest of the house with siding so, again, I have scheduled that into the plan.

Keep close tabs! I talk with the contractors at least weekly to confirm the existing schedule, before we even get started. It is a tight one. Right now, we kick off on July 1 weekend with a contractor willing to work through the holiday. While he is working on an interior/exterior window change and dormer remodel, the stone talent will be on site working on the other half of the house getting stone veneer up. One week later, July 11, my siding contractor will get to work. Meanwhile, my painter will be on the job doing interior work from July 1-11 and my carpet installer will be in July 11 to complete his aspect.

Plan daily jobsite checks! The vital consideration in this is to realize that if you are not familiar with a job in progress, it may cause some panic. Fortunately I am familiar and also willing to be flexible with changes that may arise and create solutions on the spot. I can also make needed design modifications as required. This is very important. I have had a client that literally impeded progress on his job as he was unwilling to allow them to get to a point of progress that would be appropriate for inspection. He didn’t understand the steps in between and jumped in to say it was all wrong and had be torn out and redone. Room by room makeovers part 2

Outdoor Living, Naturescaping Summer is in full bloom, but are you able to really enjoy the great outdoors? Have you created a haven amidst nature’s bounty to stop and smell the roses? Are you afraid …

Figure out your furniture! Do you want wrought iron, all- weather wicker, extruded aluminum, plastic, what appeals? Be sure to get cushions in all- weather fabric; it is a real chore to bring them in and out of the elements. There is a wealth of product on the market today to suit every style and fashion, have some fun with this. Do make it comfortable. I recently sat in an incredible chair at market (I almost didn’t get out of it!) and plan to order four for my patio with an umbrella. The umbrella is a stop gap until I can break loose the investment for a proper wood trellis work with grape vines and jasmine. I don’t want a table out there as I don’t plan to have sit- down dinners.

Ask the pros! I always go to Pikes because I know the folks there are really experts and give me terrific advice. The theory that they are more expensive is generally, I have found, untrue. The fact is you often get healthier plants that will fare better than a rescue from a bargain source. Of course, I can spend days wandering around a nursery, asking questions and finding out how I can incorporate some new beauty into my landscaping. And, if you don’t want to do it yourself, there is a lot of cash- hungry help easily available, from college students on vacation to day laborers waiting for an opportunity. Just ask.

And I do prune and trim dead things out and away, they are not inviting. I find gardening generally relaxing, even weeding (uh oh this may strike some as really whacky.) The idea that I, a former black thumb and killer of even cactus, can actually plant something and be rewarded by its growth is phenomenal.

Be daring! News flash, roses aren’t hard. I swear it. If you go with nearly wild, knockouts, or carpet roses, feed quarterly, spray about the same, and just deadhead (that’s clipping the dead blooms off), you can have brilliant profusions all summer. It is very cool! Don’t be daunted by a plant’s reputation, instead give it a try. Many are easier than you’d ever imagine, requiring a minimum of water and sun and blooming wildly.

Celebrate! Whether it is Mint Juleps in June, or Margaritas in May, or A Wine Tasting in August, the point is to create occasions to share your newfound outdoor paradise with friends, associates, even neighbors. Get creative! While I did have a professional plan done recently, very nominal fee, I am finding that I am only using it as a launch pad, and enjoy making my decisions spur of the moment, incorporating some rare and interesting blooms just seen instead of tried and true. If it dies, then it wasn’t happy and I’ll get something else. No, I don’t do this with investment plants, like Japanese maples! And I do prune and trim dead things out and away, they are not inviting. I find gardening generally relaxing, even weeding (uh oh this may strike some as really whacky.) The idea that I, a former black thumb and killer of even cactus, can actually plant something and be rewarded by its growth is phenomenal.

How to properly check tire pressure and condition for increased driving safety

Tires are the only thing that connects us to the road and if they are improperly inflated or have unsafe irregularities they can greatly effect our driving safety. Most people just assume their tires are fine because they look okay. Rarely do we ever see someone get out a tire pressure gauge and check their tire pressure or place their hands on the tire and feel for roundness and irregularities in tire condition.

Before checking your tire pressure you should check your tires condition. Your tires are what holds you to the road and if there are any problematic wear patterns, bubbles and cracks, etc your driving safety can and will be greatly compromised. Look over all your tires and your spare. Place the palm of your hand on the tire and feel it is it round? This may sound obvious, but you can quickly find early signs of cupping (which can indicate bad struts), irregular wear (could be improperly balanced wheels), cracks, and deep wear that would make your tires unsafe.

You have done the work to prepare your home for sale. You have cleaned, de-cluttered, painted, mowed, and mulched. Now it is time to open your doors to potential buyers. Find out how to make the most of each showing.

When buyers make an appointment to see your home they have already made several important decisions. They have selected your neighborhood as a possible location. Your lot and exterior style appeals to them. Your price is within their range. If the floor plan and interior style works for them, and if the buyers feel a sense of trust in your home, they will move to the contract stage. Here are some tips to help you make the most of this important step in the sale of your home – the showing.

1. Setting Showing Appointments

Homes may be shown by appointment with the Realtor, appointment with the owner, or by using the house key placed in a lockbox. The lockbox is a popular system in many areas, and facilitates showings by all members of the local Multiple Listing Board. To arrange a showing, agents must first call your home or cell number. If you do not answer, they may leave a message, and proceed with the showing. Most lockboxes record the agent’s identity and time of showing. Whether your home is shown by special appointment or by the lockbox system, the objective is to make your home easy to show to potential buyers. This is your first contact with the buyer, and you should make them feel welcome in your home.

When you receive a call from a Realtor for a showing, keep in mind that he/she is showing lots of homes, and it is difficult to set precise times. Be flexible on the timing, and allow a window of one hour for arrival, if possible. If you are going to be at home, you may ask the Realtor to alert you when they are 15 minutes away. You may occasionally receive a last minute call, with the visitors already in your driveway. If you are prepared for a showing, invite them to come in. If you are not ready, let the Realtor know that you need some time to prepare. Always thank Realtors for trying to show your home. You need them to come back!

2. Consider Children & Pets

If you have children it is very important to educate them on the showing procedure. They should know that real estate agents will be calling for appointments to show their home, and they should know how to respond. If they are at home by themselves during the day, they will need to let in the agent and buyers, and vacate the house during the showing. They may wait in the backyard or go to a neighbor’s house. Televisions and video games should be turned off. Hopefully, they will know how to tidy up the kitchen. Children must know that an advance phone call by the agent is required for a showing. They must not allow entry to anyone who comes to the door without an agent.

Pets pose special problems for showings. If pets are left in the home during the day, leave a note alerting the agents that a pet is in the house. Give instructions as to how your pets should be handled. For example, “Cat must not be allowed outdoors.” Often pets are fearful or uncertain about strangers entering the house when you are not home. Many people are afraid of (or allergic to) pets, and are not happy to encounter them in the house. It would be best to crate your pets during showings, place them in a restricted area, such as the laundry room, or take them out of the house. Keep in mind that a great variety of people may enter your home, including children. If there is any uncertainty as to how your pets will react to strangers, you should remove them from your home during showings.

3. Provide Lots of Information

Have brochures laid out on a table for prospective buyers. Anticipate the information that would interest your buyers. Examples are: a copy of your survey or floor plan, photos of neighborhood amenities, school information, neighborhood newsletter, nearby country club, golf course, etc. Answer their questions early. Remember, prospective homeowners are choosing a home and community – a lifestyle.

4. Don’t Hang Around

Do not be present for the showing. Sit outside or run an errand. When you are there, buyers may feel that they are intruding. They will not discuss changes they might make to your home, or how they would use the space. This could limit the time spent in your home. Never take over the showing or attempt to sell your house. You do not know the buyer’s special interests, and may inadvertently turn them off. Remember that this not a social visit. Buyers need to make an emotional commitment to your home. They usually need some quiet time to experience your home and sense how they would enjoy living there. Your presence is distracting and inhibiting to potential buyers.

5. Appeal to Buyers With Sights, Sounds and Scents

People gather impressions about your house from all senses – sight, sound and smell. Improve your home’s appeal to all senses. Leave blinds open, and consider removing some screens. Natural light sells houses! Increase the sizes of your bulbs if the light is dim in certain areas. Put on some instrumental music, but keep it very low and mellow. Do not leave televisions on. Have the temperature cool in summer and warm in winter. Use pleasant scents, such as candles or potpourri. An unpleasant odor will have a very negative impact on a buyer’s reaction to your home. In particular, cigarettes and pet odors are a turn-off. Do not try to mask an unpleasant smell with another smell. Work toward a clean, fresh smell.

6. Have a Safe Showing

Keep in mind that the public will be entering your home, and consider their safety and yours. Do you have rugs, wires or small toys that could be stumbled over? Buyers should be able to move easily from room to room. You may need to remove some furniture to keep traffic patterns open. Leave your stairs completely free of clutter. Replace any missing handrails. Remove valuable objects from tables where they may be accidentally bumped. If you use candles for a nice scent, do not leave them burning when you leave the house. Do not leave money, guns, medicines, jewelry, x rated magazines or any personal items in public view. Consider your security, and the buyer’s safety as you prepare your home for viewing.

7. Set the Stage

Consider using a staging service to help you present your home. It should be perfectly clean and clutter free. Homes generally look better with furniture, but they must not appear crowded. Your furniture and accessories should give your home a very general appeal. Avoid strong political, personal or artistic statements. The focal point should be the house, rather than your family. Use decorative objects, such as pillows, framed photographs, books, fresh towels and flowers. Create a mood with natural and lamp lighting and soft music. The goal is to make potential buyers feel that they could move right in. Home buying is an emotional process. You must build a sense of trust and attachment to your home during the short time that buyers are in your home. They must positively imagine themselves enjoying your home and gardens.

Showing your home is an important part of the sales process. You only have a short time to gain the buyer’s interest in your home.
